CLAY SOIL

Moisture %

The clay soil in North Texas, expands and contracts more than any other soil in the world.

Like a sponge, it shrinks and swells with moisture.  As a result, the concrete simply moves with it.

  Moisture consistency is the goal.


TREES

Moisture depletion

Most urban environments can not provide sufficient space for shade trees. These trees look for hundreds of gallons of water weekly. Guess where they find it? 

Trees are often the culprit of foundation movement as they deplete moisture under the slab.


DRAINAGE

Moisture surplus

In Texas we love rain, and want to keep all of it.  The problem though is when the water begins to pond around the house.  This excess water tends to swell the soil, and creates inconsistency. 

Surface drains and soil slope correct this.


IRRIGATION

Moisture management

Moisture consistency is the goal. As a licensed Irrigator, and with our proprietary watering system, we can achieve consistency.   

This system delivers water automatically, at the correct depth, not on the surface, and only when needed to maintain consistency, year round.

Rains during the time of excavation and construction determine the moisture levels under the foundation.  This Clay will hold large amounts of moisture.  While under the concrete slab foundation, the moisture is protected for years until the trees in the front yard come take it. That is when the concrete begins to move.



TREES are big moisture consumers, they can be managed or removed

This 80 foot root barrier allowed the homeowner to keep two large beautiful Oak trees in the front yard. 


The barrier protects the foundation soil from the tree roots.

Sometimes the fastest and most economical way to manage moisture is to remove the tree.


To do this work we are trained, experienced, and insured.


DRAINAGE  too much water can be a problem

With a fairly flat backyard that was at the bottom of a hill, surface water was trapped.  A surface drain system was designed and installed to carry the water away from the house.


Ponding water is not good.

Some urban developments have insufficient site grading or slopes, and water is trapped around the house.  Here a drain system was designed and installed to bring surface water to a sump tank, then pumped away from the house.

  

Standing water is not good.

On a pier & beam foundation, moisture levels still need to be maintained and consistent.


This drain system collected and pumped ground water 50' away from foundation.


Moisture managed with irrigation systems

System Design

All irrigation work is designed per job, and takes in account all the different elements such as the trees, root barriers, drains, site grade and any existing sprinkler system.

Moisture Restoration

If the soil moisture has been deleted, it needs to be restored several feet down, and under the foundation.

Moisture Consistency!

The goal from the beginning is consistency.  When achieved, the soil stops moving and the  foundation no longer moves.

OUR STORY

The 1 Foundation LIFT

In the summer of 2011, with plans of selling our home, we were faced with foundation issues. Our master bedroom had dropped about 3" at the corner of the house.  I had called a traditional foundation "Pier" company, and got a $14,000 estimate.  Yeah, that wasn't going to happen! 


Fortunately, at that time I was on staff with Habitat for Humanity, and one of the regular volunteers was a structural engineer.  In a random conversation, he suggested I call their office and schedule an appointment.    


After meeting the engineer on my property, he began to inform me of the deeper issues of clay soil moisture and how I could lift my foundation without traditional piers.  The methods all related to restoring and managing the moisture levels under the foundation.

I then remembered I had gotten a really great deal on a beautiful Red Oak tree in 1998, and planted that little guy off the corner of our bedroom window. Well, in 13 years, it had found the moisture under and around the house.  It was all making sense. 


I followed the engineer's recommendations, with root barriers and moisture restoration, and in 8 weeks the corner of our bedroom LIFTed about 2-1/4". 


My enthusiastic wife shared with friends that we had saved thousands of dollars and the three big trees out front... all without damaging any flooring or plumbing pipes, as one of our friends had just experienced with piers.

     

Out of her conversations, a grateful friend glad to know of a holistic method for their foundation issues became our first client, and LIFT inc was born.
